Add a property and we take it from there. We ask only for what has to come from you.
Add your property to see the services in your municipality, with our fee for each. Anything else, we quote first.
Our team prepares the application and paperwork, asks you only for what is missing, and submits it. You see every status.
Your account shows each license’s expiration date and flags it Expiring soon 90 days ahead, so you can order the renewal in time.
Requirements differ in every municipality. We know which ones apply to your property.
These cities have a page with our fees. Anywhere else, add your property and we quote it.
The municipality decides every application, so approval is never guaranteed, by us or anyone.
Anything not covered here, call or email us. The details are just below.
It depends on where the property is. Each municipality sets its own rules: some require a rental license, some a registration, inspection or occupancy report instead, and some have no requirement at all.
Add your property and you see the services available in your municipality and what each one covers. If you are unsure what applies, call us and we will tell you.
Yes. Our team prepares the application and supporting paperwork, submits it to the municipality and tracks the renewal date. You provide only the signatures and documents that must come from you as the owner.
There are two parts. The municipality charges its own license or application fee, which varies by city. Our fee is shown for each service before you order. For anything without a listed price, we quote it first, and that work starts once you accept the quote.
Municipal fees are not part of our fee. They are billed separately, with the receipts, once the work is done. Creating an account is free.
The municipality sets its own review times and decides when the license is issued, so it varies from place to place. We start once you place the order and ask you only for what must come from you, and you can follow each order’s progress in your account.
It varies by municipality. A Philadelphia rental license renews every year, for example, while Pottstown’s lasts two years. We track the expiration date of every license we file, and your account shows when a license is expiring soon so you can order the renewal in time.
Each municipality sets its own consequences. In Philadelphia, an owner without a required rental license can be denied the right to collect rent or recover possession for the unlicensed period (Philadelphia Code §§ 9-3901 and 9-3902).
The property address, the owner’s details and any documents only you can supply. Requirements vary: in Philadelphia, for example, rental units built before March 1978 need a lead-safe or lead-free certification. We tell you exactly what your municipality needs and ask only for what must come from you, including signatures.
In some municipalities, yes; others license rentals without one. The services listed for your municipality say what each includes, and we quote anything that is not listed.
No. The municipality decides every application, so approval is never guaranteed, by us or anyone. We submit a complete application and tell you if the municipality asks for anything more.
Any municipality in the United States. Some cities have their own page with our fees, linked above. Anywhere else, add your property and we will quote the work before anything starts.
Yes. Add every property to one account, see each license and renewal date in one list, and order for several properties in a single checkout. Property management firms can invite their team to the same account.
